Case Study: Restoring a Vacated Office Space.
Recently, we were tasked with a project that perfectly encapsulates the challenges and solutions associated with end-of-lease decorating. The project involved redecorating two floors of London office space after the tenant had vacated.
Here’s a step-by-step breakdown of how we approached this endeavour:
Initial Assessment and Collaboration
Upon the tenant’s departure, a building contractor was brought in to return the space to its original layout. This included:
o Removal of Office Partitions: The office layout installed by the tenant was dismantled and removed and changes to the electrical and mechanical installations were returned to their original condition.
o Strip Out: Any other additions / alterations made during the tenancy were removed to ensure the space matched its initial blueprint and was compliant with the end of lease conditions.
Once these aspects were handled, our team was called in to undertake the painting and decorating phase.
Making Good:
The first task was to make good all the damage caused by reverting the layout back to its original design.
We also attended to wear and tear caused during the tenancy. Primed any bare areas, making them ready to receive paint.
Spraying Ceilings and Exposed Services:
The modern office design featured exposed mechanical and electrical services, such as ductwork, piping, and wiring sprayed to match the colour of the ceiling slab to achieve a cohesive look. The lease required that this was refinished to refresh it back to its original condition.
Utilizing specialized equipment, we sprayed the ceilings and exposed services, ensuring even coverage and a professional finish.
Repainting Walls, Windows, Doors, and Skirting Boards:
With the ceilings and services decorated, our attention turned to painting the vertical and horizontal surfaces:
o Surface Preparation: Cleaning and lightly sanding walls, windows, doors, and skirting boards to promote paint adhesion.
o Color Matching: Ensuring that the paint used matched the original hues specified in the building’s design scheme.
o Application: Applying high-quality paint using techniques suited to each surface, be it rolling, brushing, or spraying.
This comprehensive approach ensured that every element of the office space was restored to its original appearance.
